Equinix India Pvt Ltd, a leader in the world of digital infrastructure providers, has recently acquired 5,597 square meters, that is 1.38-acre land area in Chandivali in Mumbai at a value of ₹155 crore. It bought an already existing built-up area building of 5,386 square meters area on 21st November, 2024 at a stamp duty amount of ₹10.56 crore. According to property registration documents, the sellers of the property were Overseas Packing Industries Pvt Ltd and Warden Hyforce Pvt Ltd, according to CRE Matrix.
This is part of the expansion plans for Equinix India in the Mumbai market, which started in June 2022 when the company announced $86 million to develop a new data center in the city. The newly acquired land is situated next to the current facilities owned by Equinix in the region, and it will host the third data center of the company in Mumbai, called MB3. This will be an addition to the company’s existing MB1 and MB2 IBX data centers and further solidify its presence in one of India’s most significant data center markets.
Chandivali is a strategic location place that ensures good connectivity between the eastern and western suburbs of Mumbai. It is near Powai, which is a prime commercial hub with a large number of national and international businesses.
Equinix will find it ideal for its expansion plans because the area is expected to play a pivotal role in supporting the company’s growing demand for data center services in the region.
The Mumbai data center market is growing robustly. According to Savills India, the total data center stock in the country grew by 21% in the first half of 2024, and the city of Mumbai alone accounted for 54.9% of the national capacity. The data center industry in India is expected to maintain the trajectory, as it will add 791 MW by 2026, thus resulting in significant demand for approximately 10 million square feet of real estate space. Investments valued at $5.7 billion are expected from such expansion. Mumbai is likely to be in the lead position, adding an estimated 4.41 million square feet of new data center space.
In other related news, Mindspace Business Parks REIT has entered a collaboration with Princeton Digital Group to develop a major data center campus in Navi Mumbai.
This move would help consolidate Navi Mumbai as an important data center location in India.
